HOURS:                      Part-time, 5 – 10 hours/week

PAY RANGE:               $12.00- $14.50 per hour + 1-Bedroom Unit & Utilities at no charge

The Low Income Housing Institute (LIHI) develops and manages housing for people who are low-income and/or homeless, provides technical assistance to communities and other non-profits, and advocates for housing for all. LIHI also provides services to residents through community building and mutual housing models, through our Resident Services Department and by partnering with area human service providers to further meet the needs of our residents.

 

This position requires the employee to live on site and be on-call for emergencies and inspections. Arbor Manor will operate as a permanent supportive housing project and will use the housing first project model with case management being voluntary as of July 1, 2016. Arbor Manor will prioritize beds for the most vulnerable chronically homeless and disabled women age 18 and older. Arbor Manor is a 5 bedroom house, each bedroom will be rented to a single women. Income is not required to be able to live at Arbor Manor, if a resident does have an income rents are 30% of the client’s income. Arbor Manor’s goals are to rapidly house and provide stability to the most vulnerable with in permanent housing.  House Manager will participate in a team with LIHI staff along with counselors and case managers.  The Area Manager will provide the overall supervision of the House Manager and focus on the overall property management.

 

The House Manager lives onsite to provide administrative and emergency coverage as needed. The position works closely with the Area Manager. The House Manager is responsible for day-to-day operation of one single adult woman’s house in the Lacey Washington. The House Manager also provides onsite support to residents.

 

Responsibilities:

 

  1. Orients new residents; explains house rules and regulations.
  2. Documents rule violations.
  3. Provides motivational and informational support to residents.
  4. Assures that monthly rents paid promptly and delivered to the Area Manager each month.
  5. Collects service match documentation and receipts from all residents and delivers the information to the Area Manager each month.
  6. Reviews and approves resident lease documents.
  7. Type, file, photocopy, process transmittals/mailings and other office duties as needed.
  8. Attends to overall safety and sanitation of the house; responds to house and resident emergencies and calls Area Manager when needed.
  9. Inspects the house on a regular basis and reports any property damage or electrical/plumbing/mechanical problems to the Area Manager.
  10. Performs janitorial duties.
  11. Performs light maintenance duties as needed.
  12. Forward maintenance request forms to LIHI’s maintenance department; track maintenance work and needs.
  13. Holds monthly House Meetings of all residents.
  14. Assigns household duties among residents on rotating basis and monitors performance.
  15. Assist with unit turns, as needed.
  16. Assist with conducting outreach for vacancies.
  17. Assist with maintaining residential files.
  18. Arrange service from vendors and utility companies as needed.
  19. Other tasks as assigned in order to provide a clean, safe and stable living environment.

 

Qualifications:

  1. Have good working knowledge of chemical dependency, treatment and the recovery process; prefer a recovering chemically dependent individual with at least two years of sobriety.
  2. Ability to remain calm and defuse potentially disruptive situations; establish and maintain appropriate boundaries in relationships with residents, emotional maturity and good “common sense” judgment.
  3. Experience working with low income or minority individuals is desirable.
  4. Excellent organizational skills and proven ability to work without direct supervision.
  5. Demonstrated ability to work with people with sensitivity to cultural, mental health, and class issues, and a demonstrated commitment to low income housing.
  6. Experience in clerical/administrative work, social services. Demonstrated ability to provide high quality staff support.
  7. Ability to communicate and work effectively with resident or other social service providers.
  8. Excellent problem solving and conflict resolution skills.
  9. Be able to lift 25 pounds
  10. Must pass Washington State Patrol criminal background check
  11. Must pass drug screening test.
  12. Washington State Driver’s License and own vehicle preferred to facilitate transport of residents.

 

This is a non-exempt position. This is a unionized position, represented by Local 8 of the Office of Professional Employees International Union (OPEIU).
